To show a rental property to a new tenant, some first-time landlords simply turn up at the scheduled time with little preparation for the viewing.
Here are the steps to effectively and safely show your rental property.
- First and foremost, you need to consider your personal safety. If you need to show the property by yourself, let a friend or family member know your schedule. Check in with them when you arrive at the rental property, when you leave, and when you arrive at your next destination.
- Next, be at your rental property at least 15 minutes before the appointment time, as this will give you the opportunity to quickly make sure the house is prepared. Having the lights turned on and any bits of trash picked up will give a good first impression, and you will know if there are any surprises, such as a key that doesn’t work or an unexpected leak.
- Once your prospective renters arrive, greet them outside the front door and show them into the premises. For safety purposes, let them enter first and always keep yourself closest to the exits while showing the property.
- Stay with the prospective residents but do not hover. Let them tour the home and give them room to discuss features. Be informed and ready to answer their questions.
- Once the tour is complete, ask them whether they would like to fill out an application to lease. If they aren’t ready to commit, make sure that you have full contact information for them and that they have more than one way to reach you.
